Framing completed at Waterfront, Custom home in The Sanctuary!

Well, It's been a little over a month and a lot has happened with our new home construction down in The Sanctuary in Port O'Connor, TX. We finished framing about a week and a half ago and have been doing the rough-in for plumbing, electrical, hvac, and propane. As of today we are staining the concrete floors and will start sheetrocking Monday. Our stucco guys are working throughout this whole time. It take them a little longer than most aspects of home-building. There are quicker ways to do stucco, but they tend to have more flaws and cracks than the process we choose to do. As soon as the stucco is done we will finsih installing the roof tiles and once the interior is sheetrocked it will be taped, bedded and texture. Once that's done we will trim the inside out and hang all of the doors. Then we're already down to finishing the home out; paint, utilities finalized, flooring and fixtures installed. It's moving pretty fast and as long as weather let's us keep going we'll have the home ready by late March to mid April! Pretty exciting. The homeowners can't believe how fast it's going, nor can they believe how beautiful the view is. I don't have too many pictures, but here's a picture of the front and their second story patio view. The pictures really don't do the view justice.

To really see how nice it is you need to come see this place. I feel like it's the lost city of Atlantis. It's gorgeous, there's waterviews from every lot, clubhouse, tennis courts, pool, private boat ramps, marina buildings and so much more. You can check it out at http://www.costagrande.com/. Foundation Poured in The Sanctuary Wednesday!

The weather turned out to be great, so we were able to pour our foundation at Lot 139 yesterday morning. It looks great and it will hold up against the worst of weather. Here are some pics of the different things we did to make the foundation as strong as possible:

These pics show the trucks pouring the concrete into the beams and the other pic is of the foundation with a view of the ocean in the background.

Here are the post tension cables laid over, in and around the beams that were dug out of compacted fill.

This is some of the extra steel we put in to reinforce the corners and radius.

Next week we will tighten the post-tension cables and then we will allow the concrete to cure for three weeks, so we will start framing the first week of January.

New Home Started in The Sanctuary!

We are pouring our foundation this coming Wednesday down in the Sanctuary. We have built the land up with compacted soil and we are installing post-tension cables and steel reinforcements. Once the foundation is poured we will let it cure for the month of December and are starting the framing the first week of January. I will send some pics of the poured foundation next weekend, but here is a picture of the lot and where it sits on the Intercoastal Waterway:

Here's a panoramic view from the front of the house. All you can see for 180 degrees is wetlands and water. It's a prime lot in this luxury community.

This is the view from the middle of the lot. Now imagine being twleve feet in the air looking out from your 35 Foot balcony! That's a nice way to wake up in the morning.

New Home in The Sanctuary starting next week!

We just got our foundation engineering back from the engineer, so early next week we will start getting the land ready for the foundation. Unlike a typical foundation you would see in Houston or Dallas, there are quite a few other things to take into account when you want to build a house in a place like Port O'Connor, TX. The Sanctuary is on the Intercoastal Waterway, so of course hurricanes are your primary concern. The main focus there is attaching the house to the foundation so you avoid allowing strong gusts to lift your house off of the foundation. We do this with anchor bolts anywhere from 5/8" - 1" diameter which are embedded in the concrete at varied lengths. We actually tie the framing down to these anchor bolts with Simpson Hold Downs. From there each stud is tied to each floor joist, or truss with varied simpson straps, so your entire home is as solid as it can possibly be.

Another concern is what would happen if your home were hit by a strong surge? This is even more concerning, considering your home is being built on sand. If a surge does crash against your home will it have enough bearing into the sand to hold itself in place? This is why we have to build much deeper and wider exterior and interior beams than you would ever see on a typical foundation which give the home the bearing necessary in the unfortunate event of a hurricane.

Building coastal property calls for more than your average home, but once it is built and you get to look out into the Gulf from your balcony, it is well worth it.

New Home Starting Soon in The Sanctuary!

We are starting a new home for a couple out of San Antonio. We are very excited about this cutom home and can't wait to get started! Here is a rendering of what the home will look like:
